I still don't understand why buildings don't have 13th floors (or why they choose to replace it with the 14th floor).

Most building owners/landlords choose to replace the 13th floor with 12A or M or whatever to avoid any conflict with superstitious tenants. When early skyscrapers were being built, New York architectural critics told developers not to exceed 13 floors. They argued that buildings rising above the 13th floor would lead to increased street congestion, ominous shadows and lower property values. I guess it's a tradition thing at this point.
